Board of Directors Meeting Minutes

November 12, 2025

Attendance:  Maureen Pettis, Diane Jeffers, Jim Bovino, Mark Heppner, and Larry Velte.  Sharon Decker attended remotely via FaceTime. 

Absent: Carolyn LaRosa

The meeting was held at Laurel Ridge Elementary School and called to order at 7:30 p.m.

 

Approval of the October 8, 2025 minutes- Approval was tabled until the next meeting.

Treasurer’s Report - September financial statements were not available for the October meeting.   Therefore, both September and October financial data was reviewed.

Old Business:

  • Tree Work - No work reported.
  • Entrance at Sideburn - The homeowners on the north side of the street have decided that they would like to maintain landscaping as it with only a small amount of sod to to placed at the edge.  The homeowners on the south side will be given the same option. If we do not hear from them, then we will remove the landscaping and replace it with sod. 
  • Civic Association - Maureen is working to contact the the Civic Association. 
  • Unpaid Assessments Letter-The letter is in draft form. 
  • Fence on Commonwealth- The letter to the homeowner has been issued. 
  • Raising Assessments - We are working on a letter for raising the assessment through a special meeting. 
  • Website- The automated signature has been corrected. At some point, we will need a webmaster. 

 New Business:

  • 5235 Nottinghill Lane Shed - Maureen responded that the homeowner needs Fairfax County approval. She will provide and additional response that more detailed plans need to be submitted to the Architectural Committee and that the structure could not be used as additional housing. 
  • Trail Construction on Rabbit Branch Park - Maureen will look at the property to ensure that HOA are not being removed. 

 

Next meeting is December 10 at 7:30, at Laurel Ridge Elementary School.
