Kings Park West Community Association
Board of Directors Meeting Minutes
August 13, 2025
Attendance: Maureen Pettis, Carolyn LaRosa, Sharon Decker, Diane Jeffers, Jim Bovino, and Larry Velte.
Absent: Mark Heppner
The meeting was held via Zoom and called to order at 7:35 p.m.
Approval of July 9, 2025 Meeting Minutes: The minutes were approved.
Treasurer’s Report - June 2025 financials reflect the following:
- CIT Operating Account balance of $1,681.82. Changes in the operating account are attributed to $649.16 to Burke Management, $585.00 to Nationwide Insurance, $5,275.00 for tree work, $673.59 for Post Office box and postage (Annual mailing), and $1,921.00 for Reserve Study deposit.
- General Fund CDs balance of $5,990.62 and 5,849.68.
- Reserve CD balance $26,387.61.
Old Business:
- Annual Meeting: The meeting went well with a slight increase in attendees.
- Entrance at Sideburn: The decision was to continue to work with Ryan’s Landscaping and to wait until the fall to put down sod.
- Civic Association: Maureen will reach out to Civic Association president.
- Unpaid Assessments: The serious delinquencies are at 11 home owners owing $5,107.24. A letter should being going out this month. Eleven home owners still owe this year’s assessment.
- Architectural Committee/Commonwealth Fence: Maureen drafted a letter about the fence on 10326 Commonwealth that will be sent this month.
- Reserve Study - Completed.
New Business:
- Budget: It was approved as presented. Larry will research our options for increasing the assessment.
- Officers: The new slate of officers are Maureen Pettis as president, Carolyn LaRosa as vice president, Sharon Decker as treasurer, Diane Jeffers as secretary, and James Bovino, Mark Heppner, and Lawrence Velte as members-at-large.
Next meeting is September 10 at 7:30, at Laurel Ridge Elementary School.
