Board of Directors Meeting Minutes

July 9, 2025

 

 Attendance:  Maureen Pettis, Carolyn LaRosa, Sharon Decker, Jim Bovino and Larry Velte.

Absent: Mark Heppner and Diane Jeffers

The meeting was held at Maureen Pettis’ home and called to order at 7:40 p.m.

Approval of June 11, 2025 Meeting Minutes:  The minutes were approved. 

Treasurer’s Report - June 2025 financials reflect the following:

  • CIT Operating Account balance of $5,295.42.  Changes in the operating account are attributed to $649.16 to Burke Management, $585.00 to Nationwide Insurance, $675.00 for tree work, $239.6 for postage (Annual mailing), and $1,034.00 for Reserve Study deposit.
  • General Fund CDs balance of $5,990.62 and 5,849.68.
  • Reserve CD balance $26,387.61.

 Old Business:

  • Unpaid Assessments: The serious delinquencies are at 11 homeowners owing $5,107.24.  Maureen drafted a letter to send to the serious delinquencies.  The letter should be going out this week.  Fourteen homeowners still owe this year’s assessment. 
  • Entrance at Sideburn: The decision was made to wait until the fall to put down sod. 
  • Maureen drafted a letter about the fence on 10326 Commonwealth.
  • Annual Meeting logistics were discussed.  The meeting will be at Laurel Ridge Elementary School, the  from the entrance, at 7:30 p.m. on July 16, 2025.
  • Reserve Study - We discussed the questions from the company.  Maureen will provide a response.  

 New Business:

  • A member had a number of questions, which Sharon will respond to by July 11.  
  • 5244 Kaywood Court owner has questions regarding approval of home addition.  Sharon will respond by July 11.  
  • 10305 Commonwealth requested a driveway expansion.  Sharon will respond by July 11 stating that the HOA has no objection.  
  • 5233 Nottinghill questioned the health of a tree.  Jim and Larry will determine if it is on HOA property.  If it is, then they will contact an arborist.  
  • Next meeting is August 13 at 7:30, at Maureen’s house.
  • Annual Meeting will be scheduled for 7:30 p.m., July 16 at Laurel Ridge Elementary School.
