Board of Directors Meeting Minutes

 March 13, 2024

Board Members in Attendance:  Larry Velte, Mark Heppner, Jim Bovino, Sharon Decker, and Diane Jeffers.

Meeting called to order:  7:35 pm. 

Approval of February 2024 Meeting Minutes:  Approved.

Treasurer’s Report:  February 2024 financials reflected the following:  one CIT Operating Account with a balance of $9,748.20; two general fund CD's with balances of $5,524.35 and $5,507.39; one Reserve Study CD with a balance of $23,902.16; [Accounts Receivable - $6,121.04; Allowance for Bad Debts - ($4,440.00); Prepaid Expenses - $301.19]; total other current assets with balances of $1,982.23; bringing the total assets to a balance of $46,664.33.

Old Business:

  • Unpaid Assessments: The delinquencies remain a significant problem with 8 homeowners owing more than $300.00.  In March, Burke Community Management Group sent final notice letters reminding homeowners they have overdue assessments.  Board will subsequently send letters to remaining delinquent homeowners saying that Board will continue placing liens on their home. Board will keep legal counsel informed of this action.
  • Correspondence from Members: Homeowner expressed concern about storm water runoff causing erosion on their property.  Board is responding to homeowner’s concern.
  • Tree Work: Board paid vendor for removing dead tree near 5226 Nottinghill Lane.

New Business:

  • Annual Meeting: Board will hold annual meeting on May 15, 2024, at Laurel Ridge Elementary School (LRES). Board will hold elections for two board member vacancies.  Board anticipates raising annual assessment in the next budget.
  • Board Meeting Schedule: Next meeting scheduled for April 10, 2024, at LRES.
