Board of Directors Meeting Minutes
April 10, 2024
Board Members in Attendance: Larry Velte, Carolyn LaRosa, Maureen Pettis, Mark Heppner, Jim Bovino, Sharon Decker, and Diane Jeffers.
Meeting called to order: 7:35 pm.
Approval of March 2024 Meeting Minutes: Approved.
Treasurer’s Report: March 2024 financials reflected the following: one CIT Operating Account with a balance of $10,258.26; two general fund CD's with balances of $5,524.35 and $5,507.39; one Reserve Study CD with a balance of $23,902.16; [Accounts Receivable - $5,078.84; Allowance for Bad Debts - ($4,440.00); Prepaid Expenses - $301.19]; total other current assets with balances of $940.03; bringing the total assets to a balance of $46,132.19.
Old Business:
- Unpaid Assessments: The delinquencies remain a significant problem with 9 homeowners owing more than $200.00 (total delinquency nearly $4500). In March, Burke Community Management Group sent final notice letters reminding homeowners they have overdue assessments. Board will subsequently send letters to remaining delinquent homeowners saying that Board will continue placing liens on their home. Board will keep legal counsel informed of this action.
- Correspondence from Members: Homeowner expressed concern about: 1) storm water runoff causing erosion on their property and 2) illegal dumping on KPWCA property. Board is responding to homeowner’s concern. KPWCA legal counsel advised that KPWCA is not responsible since KPWCA had not taken any action to divert the natural flow of water in a way that would cause the erosion. Board will post signage on common land stating that illegal dumping is prohibited.
New Business:
- Annual Meeting: Board will hold annual meeting on May 15, 2024, at Laurel Ridge Elementary School (LRES). Board will hold elections for two board member vacancies. Board anticipates inflation will require raising annual assessment in next budget. Board will propose to membership an increase in annual assessment to $50.
- Board Meeting Schedule: Next monthly meeting scheduled for May 8, 2024, at LRES.
